06/02/87
RESOLUTION 813 - SUBDIVISION FOR HEALTH
PARR On May 19th, Council asked for a continuation on
Resolution 813 to allow for a Study Session to
examine more thoroughly parts of the Subdivision
Agreement for the Health Park. On May 12th,
Planning Commission approved a preliminary POD and
• final subdivision on the entire 72 acre site.
The preliminary POD provides for uses and
densities similar to the approved Health Park
Special Review Use. Eventually the site could
contain 762 hospital and/or nursing home beds, 40
doctor's offices, 225 units in outpatient and
congregate care housing and other ancillary
facilities. The first phase of this development
is Boulder Psychiatric Institute which is being
considered tonight as a final POD. The City
Attorney has reviewed the subdivision and has
prepared the agreement.
In response to Szymanski's question regarding the
City's role in the development of the Health Park,
Wanush stated that before any development can
occur on any portion of this site, a final POD
must be submitted. That final POD must be
approved by the City Council giving full control
by the City of future development of the site.
Rautenstraus detailed the changes within the
subdivision agreement that have occurred since the
initial agreement was drafted.
Carnival moved that Resolution 813 be approved.
Scarpella seconded. By Roll Call Vote, Resolution
813 was approved 5-0.
RESOLUTION #14 - POD FOR LOUISVILLE PSYCHIATRIC
INSTITUTE Rautenstraus read in its entirety Resolution 114,
°A Resolution approving a final PVD for Boulder
Psychiatric Institute.w, Wanush explained that the
applicant's are proposing to construct a SO bed
48,000 s.f. psychiatric hospital on approximately
6 acres in the Health Park on South 88th Street.
The Planning Commission reviewed this at their
meeting on Nay 12, 1987, and recommended approval.
This site is subject was subject to the Health
Park preliminary PUb and to all conditions con-
tained in the Health Park Subdivision Agreement
(approved by Council during the previous Agenda
Item). A Special Review Use for a hospital has
already been approved.
Bob Sutter, architect for the project, detailed
the facility and site plan. Mr. Sutter stated
that the construction of the project would begin
around the first of July.
4
