Mayor Fauson stated that he does agree with
Szymanski, but realises that each project should be
judged on its own merits. However, he does feel
that occasionally, the City is drifting a little too
far away from that at times.
Carnival commended Mr. Prouty for his efforts and
the quality of the development. The ditch situation
and the timeliness of a permanent bike path was
impressed upon Mr. Prouty by Carnival. Once again,
Carnival doesn't necessarily agree with sidewalks
on one side. However, the appropriateness of this
feature in this development was more apparent to
Carnival as it is more of a country setting.
Mayor Fauson moved that Resolution #20 be adopted
with the conditions outlined in Attachment A.
Carnival seconded. Unanimous.
RESOLUTION 121 - POD - PINE STREET
PARTNERS Rautenstraus read in its entirety Resolution 421, 'A
Resolution approving a Planned Unit Development for
Pine Street Partners.•
Wanush explained that the applicant is seeking to
renovate the existing 1024 s.f. structure at 824
Pine and construct a 1056 s.f. addition for a
commercial office use. A POD is required since the
applicant is expanding the building. Planning
Commission approved the PUD with one condition, an
improvement bond for three new trees, at their
August 11, 1987, meeting.
Ray Sears, 409 Lois, representative for applicant,
stated that the site is located in the central
business district and gives the applicant some
special use including lot line to lot line
development. However, this project will only be
developing 45% lot coverage. Although it allows
also for no parking spaces, the applicant will be
keeping the three existing parking spaces. The
addition will be compatible with the existing
structure in this transitional area. The only
proposed sign will be located on the north side of
the property (Pins Street) with a setback of 10 ft.
and is only 16 s.f.
Mohr moved that Resolution #21 be adopted with the
condition that the applicant be required to obtain
an improvement bond for three new trees. Carnival
seconded. Unanimous.
AUTHORIZATION TO AWARD BID - WATER TREATMENT PLANT SITE PAVING
PROJECT Phare explained that on Tuesday, August 11, 1987,
bids were opened for the water Plant Site Paving.
4
