RESOLUTION NO. 33 <br />SERIES 200i <br /> <br /> A RESOLUTION APPROVING <br />A FINAL PUD DEVELOPMENT PLAN <br />FOR LOTS 3 AND 4, BLOCK 3, <br /> THE PARK AT CTC (BIOSTAR) <br /> <br /> WHEREAS, there has been submitted to the Louisville City Council, a request for <br />approval of a final PUD development plan for a light industrial building on Lots 3 and 4, Block <br />3, The Park at CTC and <br /> <br /> WHEREAS, all materials related to the final PUD development plan have been reviewed <br />by City Staff and the Planning Commission and found, with conditions, to be in compliance with <br />the Louisville zoning ordinances, subdivision regulations, the Industrial Development Design <br />Standards and Guidelines, related policies and previous approvals; and <br /> <br /> WHEREAS, after a duly noticed public hearing concerning said final PUD development <br />plan on June 12, 2001, where evidence and testimony were entered into the public record, <br />including the Staff Report dated June 12, 2001, the Planning Commission recommended <br />approval to the City Council, with conditions; and <br /> <br /> WHEREAS, City Council has reviewed the application and finds that the Planning <br />Commission recommended conditions have been substantially addressed in the plans submitted <br />for City Council action and further finds that said final PUD development plan should be <br />approved, with the following conditions. <br /> <br />The retaining walls on the north side of the detention pond shall incorporate natural <br />flagstone similar to that approved on the final PUD for Lots 15 through 189, Block 1, <br />The Business Center at CTC, or other aesthetic improvements to the walls as approved <br />by Staff. <br /> <br />A total of three, free standing monument signs are authorized. Each project entrance <br />located on Dogwood, Cherry, and So 104th Streets shall be allowed no more than one <br />monument sign. All three signs shall not exceed a sign area of 25 square feet, be <br />constructed of natural stone, and illuminated as represented on the final PUD <br />development plan <br /> <br />3. The luminaire schedule shall be revised to reflect maximum 250-watt metal halide <br /> fixtures mounted on maximum 24-foot poles (including a maximum 2-foot pole base). <br /> <br />No buiMing permits shall be issued for any portion of this PUD until written evidence <br />that scheduling of public streetlight installation for both sides of Cherry Street within the <br />Park at CTC has occurred through Xcel Energy. <br /> <br /> <br />
