RESOLUTION NO. 21 SERIES 2001 A RESOLUTION APPROVING A FINAL PUD DEVELOPMENT PLAN FOR LOTS 3 AND 4, BLOCK 6, THE BUSINESS CENTER AT CTC, REPLAT C, (KIOSK INFORMATION SYSTEMS) WHEREAS, there has been submitted to the Louisville City Council, a request for approval of a final PUD development plan for a 91,000 square foot manufacturing, research, office and distribution facility on Lots 3 and 4, Block 6, The Business Center at CTC, Replat C; and WHEREAS, all materials related to the final PUD development plan have been reviewed by City Staff and the Planning Commission and found, with conditions, to be in compliance with the Louisville zoning ordinances, subdivision regulations, the Industrial Development Design Standards and Guidelines, related policies and previous approvals; and WHEREAS, after a duly noticed public hearing concerning said final PUD development plan on March 13, 2001, where evidence and testimony were entered into the public record, including the Staff Report dated March 13, 2001, the Planning Commission recommended approval to the City Council, with conditions; and WHEREAS, City Council has reviewed the application and finds that the Planning Commission recommended conditions have been substantially addressed in the plans submitted for City Council action and further finds that said final PUD development plan should be approved, with the following conditions: 1. A standard covenant agreement holding the two lots as a single parcel shall be recorded at or prior to recording of the final PUD; A 20-foot wide utility easement stub-out shall be dedicated by separate instrument in a form acceptable to the City along the northwest property line, subject to Staff review and approval prior to recording of the final PUD; and 3. The summary table on the landscape plan shall be corrected regarding the number of shrubs provided between the building and street. NOW THEREFORE, BE IT RESOLVED, that the City Council of the City of Louisville, Colorado does hereby approve a final PUD development plan for Lots 3 and 4, Block 6, The Business Center at CTC, Replat C.
