<br />LRC Board of Commissioners <br />June 8, 2010 <br />Page 2 <br /> <br />on nature and timing of redevelopment activities and urban renewal projects, this may have the <br />effect of preserving and/or enhancing overall TIF revenues. <br /> <br />There are a number of issues that would need to be addressed in relation to such a potential Plan <br />amendment, including further review of applicable procedures and authority, discussions with the <br />Boulder County Assessor and Treasurer, and coordination of a Plan amendment process that <br />would require action by both the Commission and City Council. If the County agrees a TIF clock <br />may be suspended-staff has not yet solicited its position-additional issues would be how the <br />suspension relates to the current TIF revenue sharing agreement with the County and whether the <br />suspension has an effect on the base year valuation. <br /> <br />If there is Board interest in a potential suspension of the TIF, an additional next step would be to <br />further refine the projections and review redevelopment scenarios for specific parcels or subareas <br />within the Plan area. As noted in the attached materials, the Northglenn and Wheat Ridge TIF <br />suspensions were for certain properties rather than all properties within their plan areas. A <br />similar parcel or subarea review would be appropriate for the Highway 42 Plan area. <br /> <br />As noted above, staff will be requesting direction at your June 14 meeting as to whether the <br />Board would like staff to further investigate this option for the Highway 42 Plan Area. <br /> <br />cc: LRC Meeting Packet Distribution <br /> <br />5 <br />
