RESOLUTION NO. 80 <br />SERIES 2023 <br />A RESOLUTION RECOMMENDING APPROVAL OF THE REDTAIL RIDGE FILING <br />NO. 1 PRELIMINARY SUBDIVISION PLAT <br />WHEREAS, on April 6, 2010, by Ordinance 1569, Series 2010 (Reception No. <br />03284515), the City rezoned the property known as the ConocoPhillips Campus <br />property to Planned Community Zone District — Commercial (PCZD-C), approved the <br />ConocoPhillips Campus General Development Plan (Reception No. 3088779), and on <br />April 20, 2010 executed the ConocoPhillips Colorado Campus General Development <br />Plan Planned Community Zone District Zoning Agreement (Reception No. 03284516; <br />and <br />WHEREAS, the applicant, Sterling Bay, has submitted to the City a proposal for <br />a preliminary plat titled Redtail Ridge Filing No. 1 to develop the ConocoPhillips <br />Campus property as a commercial development consistent with the ConocoPhillips <br />Campus General Development Plan; and <br />WHEREAS, City staff has reviewed the application and found that, with staff's <br />recommending conditions, and based on the findings in staff's December 5, 2023 staff <br />report, that the application for a preliminary subdivision plat meets the requirements of <br />Louisville Municipal Code Title 16 — Subdivisions, including the standards of approval <br />listed in Louisville Municipal Code Sec. 16.12.075, and meets the policies and <br />standards of the Comprehensive Plan; and <br />WHEREAS, the Planning Commission has considered the application at duly <br />noticed public hearings on August 11, 2022, September 8, 2022, September 22, 2022, <br />October 13, 2022, November 10, 2022, and December 8, 2022, where evidence and <br />testimony where entered into the record, and where the Commission adopted <br />Resolution 13, 2022 recommending to the City Council denial of the application. <br />NOW THEREFORE, BE IT RESOLVED that the City Council of the City of <br />Louisville, Colorado does hereby approve the Redtail Ridge Filing No. 1 Preliminary <br />Subdivision Plat, with the following conditions: <br />1. Prior to the City Council hearing on the final plat, the applicant shall provide <br />approval from the NW Parkway Authority for the Campus Drive alignment. <br />2. Prior to the City Council hearing on the final plat, the applicant shall address all <br />outstanding Public Works comments on the Traffic and Mobility Study. <br />3. The final plat application will include a current agreement with the Boulder Valley <br />School District regarding support for the right of way acquisition for Campus <br />Drive. <br />4. Amend the Planned Community Zone District Zoning Agreement for the <br />ConocoPhillips Colorado Campus General Development Plan to not allow site <br />grading for a period of four months after February 20, 2024. <br />Resolution No. 80, Series 2023 <br />Page 1 of 1 <br />
