The applicant has <br />been advised of the pending Sign Code Amendments. <br /> <br />Johnstone provided the following summary: <br />. A request to amend the final planned unit development (PUD) plan for Christopher Plaza, <br />to allow modifications to two existing monument signs and modifications to the PUD <br />sign criteria for wall-mounted signs. <br />. Property is located at the northwest corner ofHi~hway 42 and South Boulder Road, 1075 <br />South Boulder Rd; Lot 8, Christopher Village, 4t Filing. <br />. A retail and office building which is two-stories with a partial third floor and is situated <br />in a cluster of other buildings. <br />. Original PUD in 1994 authorized two monument signs, one along each of the adjacent <br />arterial street frontages (South Boulder Road and Highway 42). <br />. RMD Signs, represents the property owners and tenants. <br />. The request includes three exceptions from the sign requirements from the City's <br />Commercial Development Design Standards and Guidelines (CDDSG): <br />1) An increase in area from 32 SF to 60 SF <br />2) An expansion of the number of individual retail tenants identified on the sign <br />3) A request to locate a sign within an easement and within the 10-foot minimum <br />setback requirement from the street right of way (along South Boulder Road.) <br />. The application also includes a request to allow illuminated wall signs on the second <br />story level for use by either the second or third story office tenants of the building. <br />. Staff has focused on development criteria addressing the size and number of individual <br />tenant panels and the impact on traffic safety if the signs become distracting to motorists. <br />. Staff is recommending approval with the following conditions: <br />1. The monument signs shall be approved as submitted with the following <br />conditions: <br />a. Character heights shall be limited to an 8-inch minimum for primary text <br />and 3 - inch minimum for secondary text; <br />b. Each sign face limited to a maximum of 8 tenant identification panels; <br />c. Background panel material to be a standard opaque white (only characters <br />or logos may illuminate); and <br />d. Minimum individual tenant panel size shall be 5 SF. <br />2. The monument sign along South Boulder Road shall be constructed (or <br />reconstructed if needed) to allow for underground utilities to go underneath the <br />structure. Structural support shall be designed of two caissons (or similar design <br />as approved by the City's Chief Building Official) to more readily accommodate <br />underground utilities. <br />3. The property owner shall enter into a City-standard Revocable License <br />Agreement that allows the sign to be located in the easement, but reserve the <br />City's right to use the easement for other general public purposes and also holds <br />the City harmless for any damage that might occur to the structure in our use of <br />the easement. <br />4. The second floor wall signs shall be approved with the following conditions: <br />a. Consistent with the PUD sign requirement for 1 st floor illuminated signs, <br />all illuminated wall mounted signs shall be designed of individual pan <br />channel letters (characters); <br />
