Humphries went on to explain that four downtown sites have been evaluated, and acquisition costs
may make one site more favorable over another. The sites are:

1.Expanding into the north parking lot with a two-story addition. This would require 127
parking spaces.

2.A two-story expansion on the existing site. The parking alone for this expansion would be
approximately $1.5 million.

3.The post office site (which is in the floodplain).

4.The corner of Main & Pine Streets; however, not all spaces at that location are for sale.

Steve Anderson, representing the owner of the post office site, stated that the building is leased to
the post office until January 2008 and it would require a one-year notice to back out of that lease.
The owner is deceased and the property is currently in estate. He estimated that the property would
be worth $850,000 to $1,200,000.

Council directed staff to further evaluate options one and three, which would be brought back to
Council for discussion. Michele Van Pelt requested that the Council have conceptual drawings of
each site for review. Don Brown requested additional information on the traffic flows at each site.

The meeting was adjourned at 10:00 p.m.

3
