The property is bounded on the southern side by an irrigation ditch and a drainage <br />ditch. The irrigation ditch will be abandoned with the permission of the John D. <br />Mayhoffer trust. The drainage ditch will remain in its present location. The northern side <br />of the property contains an irrigation ditch, which will be piped as part of the <br />development. <br />The storage facility has been designed to screen the interior operations from the public <br />view. The southern elevation (front) of the structure provides a mix of materials <br />including stucco, brick veneer, and bronze accent panels which help to give the <br />structure visual interest from the street. The front facade also incorporates standing <br />seam metal roofs in some locations and steel trellises accent the walls. The roof line on <br />the front elevation varies from 20 feet at its lowest point to 34 feet at the peak of the roof <br />line. <br />The applicant has provided a landscape buffer along the northern side of the property <br />adjacent to the Harney Lastoka open space. The entire facility will be surrounded by an <br />architectural wall, which will screen the majority of the storage activities from the public <br />view. The Planning Commission reviewed the proposal and forwarded a resolution of <br />support with six conditions <br />APPLICANT PRESENTATION <br />City Council <br />Meeting Minutes <br />September 21 2010 <br />Page 7 of 11 <br />Kyle Callahan, Kyle Callahan & Associates Architecture, representing Doug Chestnut, <br />presented pictures of the site, and conceptual drawings of the proposed storage facility. <br />He stressed the growing need for storage facilities in the community. He stated the site <br />will contain six large buildings, which will be surrounded by an architectural wall. The <br />facility will have control gates, keypad access and two entries. Storage can be either on <br />the ground level or on a roof level (Pod storage). He stated the applicant has agreed <br />with all the conditions set forth by the Planning Commission. <br />COUNCIL COMMENTS <br />Councilors questioned a painted sign advertising the storage facility facing the Lafayette <br />open space area. Planning Director Russ noted the Planning Commission discussed <br />the signage and approved the request for three signs. City Planner McMillan confirmed <br />the third sign is a variance to the sign code. It was noted the signage is limited to 15 SF. <br />The variance would permit signage of 20 SF. Councilors voiced their concerns over the <br />variance to the sign code; the size of the building and screening. Mr. Callahan <br />explained the site requires more signage because it is off the main road and will not be <br />visible to passing motorists. Doug Chestnut, 2073 Eisenhower Drive, Louisville, CO <br />stressed the importance of the signage to identify the storage facility business. <br />City Attorney Light requested the two PowerPoint presentations and the letter received <br />from Michael Deborski be made a part of the record of the meeting. <br />23 <br />
