Chuck clarified that he is working on a system where all capital needs will have 5, 10, 15, 20, <br />and 25 year useful life and this is captured through HMS, this will help the budgeting aspect in <br />the future and will be incorporated by BCHA as well as LHA. It is used to tease out the current <br />conditions of certain items. The high ticket items or items that have long term life expectancy <br />like roofs, windows, mechanicals and such a condition code is used One being brand new, two <br />being fairly new, three is average, four is fairly old, and five needs replacement. We are <br />currently working with our software vendor to create this system. Lisa will check to see if Don <br />is available for the December 7t meeting. <br />Property Management /Maintenance Report <br />Rent and Occupancy Update <br />Unit here at Regal Square is still being held by the state administrator still waiting on it to be <br />released. <br />Monthly Rental Vacancy Report <br />Here at Regal Square 4 and #20. `100% occupancy at Lydia Morgan currently. At Sunnyside <br />B1 is going to open up which is a 3 bedroom at $1075 a month. Acme Place is currently full <br />Regal II we still have 1888B but will be moved into as of November 15th. Hillside is now full. <br />Lilac is also full but may have something available if tenant decides to move so there might be a <br />vacancy. Sally is looking at the budget to see if there is money available for the phone in the <br />lobby for Lydia Morgan. Sally will check into Comcast to see if cheaper rates. <br />Section 8: HCV Program Report <br />Monthly statistics <br />As of the end of September 73 vouchers are being utilized in the City of Louisville. Chuck went <br />over bi- annual Public Housing Assessment System (PHAS) of the LHA Hillside property score <br />report for the transition year They look at four components: physical, financial, management, <br />resident. We are a standard performer and scored 85. On the physical piece we scored 25 out of <br />the 29. This was due to someone having an A/C unit in a window that is a fire safety issue. <br />Resident Services Update <br />Addressing senior needs <br />Monthly senior news letter is for reviewing only Walt wanted emphasize that yesterday when <br />they met for senior needs, Selena made one very good point about the difficulty of finding <br />affordable housing for seniors. <br />Matters from Members of the Board <br />Resolution 2010 -12: A Resolution Opposing Amendment 60 on the November 2, 2010 <br />General Election Ballot <br />Teri motioned to approve resolution 2010-12 and Scott second the motion. Resolution approved <br />unanimously. <br />Discussion of Habitat for Humanity Presentation to the City Council Study Session <br />Next steps needed by LHA Board. <br />Power point was forwarded by Bonnie for review purposes. Meeting begins at 7:00 p.m. today <br />at the Library. Selena requested a copy of the power point. <br />
