David Lewis/Mona Newton
708 Grant Street
Louisville, Colorado 80027
February 17, 1993
Board of Adjustment
c/o Paul Wood
749 Main Street
City of Louisville
Louisville, Colorado 80027
Re: Variance Application
708 Grant St.
Dear Mr. Wood:
r OWE
I am submitting this letter to explain the request for a variance for which we have
applied. We have planned a rather extensive remodel of our kitchen and the addition of a
second floor bedroom. In the course of applying for a building permit we learned that our house
as constructed is not in conformity with set -back requirements. I understand that our house,
which was built in approximately 1908 is located five feet from the north property line rather
than the currently required seven feet from the line.
Our plan does not involve any reduction of the existing set -back distance. Instead, we
intend to rebuild the existing wall in its existing location. The remodel does call for extending
the structure an additional two feet to the east by cantilevering off the existing foundation. We
believe that the proposed remodeling is the minimal variance that will provide relief, since it
does not create a larger intrusion into the set -back than already exists. Any increase in the set-
back distance would result in an unacceptable decrease in floor space. The building is currently
less than 1,000 square feet in size. Obviously it would be completely impractical to consider
moving the foundation on which the entire building rests. And, without moving the entire
building, bringing the rear part of the north side of the building in conformity with the ordinance
would result in an odd looking, smaller building which would still appear from the street to be
in the same location. The portion of the building effected by the remodeling is about 26 feet
long. If it is rebuilt in its current location there will be approximately 54 square feet of land
area effected within the set -back at issue.
