MARY GEORGE DAVID FINAMORE
720 Grant Ave.
Louisville, CO 80027
(303) 666-4288
April 2, 1993
Board of Adjustment
City of Louisville
749 Main St.
Louisville, CO 80027
We are writing to comment on the application for a setback
variance at 708 Grant Ave., Louisville. We live directly to the
north of this property, at 720 Grant Ave.
The applicants have applied for a variance because they are
replacing an existing one-story addition to their home with a
new, two-story addition that extends two feet longer than the
current structure. They want to build on the existing foundation,
which is set five feet from the property line, so they have asked
you to waive city requirements for a seven -foot setback.
Our comments on this matter, however, go beyond the setback.
We would like to point out the following:
1. The new two-story structure will shade our property,
where we now enjoy a full southern exposure, while providing the
applicants with additional southern exposure. Just this year, we
bought and installed new, larger windows and built a window seat
to take advantage of this southern exposure. (See accompanying
material for details.)
2. The new two-story structure will block our views to the
south, including sky and several tall elm trees half a block
away, which are a pleasure to look at when birds are roosting in
their upper branches.
3. The new two-story structure will contribute to a canyon -
like feeling to our south, the open side of our lot, especially
since a few years ago the applicants built a two-story garage
against the northern setback on their property.
We bought our home 10 years ago. This two-story addition to
708 Grant Ave. will deprive us of enjoyment of our property and
negatively affect its value.
