LOUISVILLE BOARD OF ADJUSTMENT <br />STAFF REPORT <br />June 16, 1993 <br />APPLICANT: Timothy K. Hancock <br />OWNER: same <br />LOCATION: 817 LaFarge Avenue <br />ZONING: R-M Residential Medium Density <br />REQUEST: Variances to allow side yard setbacks of 1.0' and <br />3.7' where the requirement is 7.0', for construc- <br />tion of a second story addition to an existing <br />single family residence. <br />BACKGROUND <br />The subject property is a 25' wide by 125' deep lot with an <br />existing one story single family dwelling. The existing house <br />contains 621 square feet and includes one bedroom, one bath, a <br />living room and a kitchen/dining room. The applicant is proposing <br />to construct a second story addition which will cover the entire <br />existing footprint of the house except for the unenclosed front <br />porch. The addition will include a master bedroom, two other <br />bedrooms and a bathroom. It will increase the total living space <br />to 1,315 square feet. The proposed building height is 23'4". <br />The existing side yard and front yard setbacks are legally non- <br />conforming. The existing side yard setback from the north property <br />line is 1'. The existing side yard setback from the south property <br />line is 3.7'. The adjacent house to the north is setback 3.6' from <br />the common property line resulting in a total separation between <br />buildings of 4.6'. The adjacent house to the south is setback 8.3' <br />from the common property line resulting in a total building <br />separation of 12'. The existing front yard setback is 8.7' to the <br />covered porch and 14.2' to the foundation of the house and the <br />proposed addition. The front yard setback of the adjoining lots is <br />11.2' for the property to the north and 8.3' for the property to <br />the south. Section 17.16.080 allows an exception to the front yard <br />requirement if there are dwellings on both abutting lots with front <br />yards of less than the required depth for the district. The <br />proposed front yard setback complies with Section 17.16.080. <br />The lot area is 3125 square feet. The existing lot coverage will <br />not be affected by the proposed addition. <br />
