LOUISVILLE BOARD OF ADJUSTMENT <br />STAFF REPORT <br />MARCH 15, 1995 <br />APPLICANT: Will and Carol Gabonay <br />OWNER: same <br />LOCATION: 109 Lois Circle, Lot 7, Block 6, Centennial Valley Filing No. 3. <br />ZONING: RE - Residential Estate with an approved PUD <br />REQUEST: Approval of a 10 foot rear yard setback where a minimum 20 feet is <br />required by PUD for construction of a sunroom addition to an existing <br />single family residence. <br />BACKGROUND <br />The subject property is a corner lot at the northwest corner of Lois Circle and Lois Drive. The <br />property is 73 feet wide by 90 feet deep containing 6,570 square feet of lot area. There is an <br />existing one story house with attached two car garage that totals approximately 1495 square feet. <br />The existing rear yard setback is 20 feet and the street side yard setback is approximately 21 feet. <br />An existing uncovered deck, less than 30" above grade, is located in the rear and street side yard. <br />The Centenial Valley Subdivision Filing No. 3 PUD establishes the following building setbacks: <br />Front setback - 50' ROW <br />20' <br />Front setback - 60' ROW <br />25' <br />Street Side Yard Setback - 50' ROW <br />15' <br />Street Side Yard Setback - 60' ROW <br />25' <br />Side Yard Setback <br />5' <br />Rear Yard Setback <br />20' <br />Both Lois Circle and Lois Drive are 50' rights of way. <br />1 <br />
