December 21, 1994 <br />Board of Adjusters <br />City of Louisville <br />Louisville, CO 80027 <br />To the Board of Adjusters: <br />I am requesting a variance from the standard height limitation for the purpose of building <br />a garage on an existing property in old town Louisville. I am asking to be granted per- <br />mission to build a detached two —car garage that is 24 feet high at its peak, or four feet <br />higher than normal for a garage. <br />The main reason for the excess height for the proposed garage is that the roof pitch is <br />12—in-12, or 45 degrees, over most of the structure. This profile is in keeping with the <br />design of the existing house. An office space is also planned for the second floor of the <br />garage, but with this roof pitch the garage would attain approximately this height even if <br />the second —floor space were not planned. The property, at 741 Lincoln Avenue, is zoned <br />I have included a photograph showing the shape of the roofline of the existing house, and <br />a drawing showing the shape of the proposed garage. The first story of the garage is <br />planned to be built with red brick, again in keeping with the original house design. <br />I would ask that the following factors be taken into consideration: <br />• The design of the proposed garage is intended to be in keeping with the architec- <br />ture of old town Louisville. <br />• The height of the structure should not affect any adjacent neighbors. No solar <br />access or views would be obstructed. This is a corner lot, and the structure and <br />property to the north is a garage across the street. To the west is a garage across a <br />ditch/alley area. To the south is my own yard, then a neighbor's back yard. And <br />to the east is the existing house, which is higher than the proposed garage. <br />• The preceding items relate to the variance requirement that the variance not alter <br />the essential character of the neighborhood, and that it would not impair the ap- <br />propriate use of adjacent property. <br />
