STAFF RECOMMENDATION: <br />APPROVE the Variance for Lot 108, Coal Creek Ranch Filing #3 to allow a six (6) foot <br />high privacy fence where a maximum 42" high fence is permitted by PUD with the <br />following conditions: <br />1. Fence shall not be within ten (10) feet of inside edge of sidewalk (property line <br />edge) . <br />2. The "good side" of the pickets shall face St. Andrews Lane. OK to have pickets <br />on the inside of fence as well. <br />3. Landscaping between fence and sidewalk shall be grass, trees and shrubs as is <br />consistent throughout Coal Creek Ranch Filing 3. <br />4. Prior to issuance of a building permit for the fence, the applicant shall submit <br />written approval of landscaping plan by Coal Creek Filing #3 Architectural Control <br />Committee. <br />APPROVE the Variance for Lot 109, Coal Creek Ranch Filing #3 to allow a six (6) foot <br />high privacy fence where a maximum 42" high fence is permitted by PUD with the <br />following conditions: <br />1.
