• <br />• <br />LOUISVILLE BOARD OF ADJUSTMENT <br />STAFF REPORT <br />APRIL 15, 1998 <br />APPLICANT: Paul Weller, Johnston Engineering Associates, Inc., 215 Union Boulevard, <br />Suite 301, Lakewood, CO 80228. <br />OWNER: TC Denver, Inc. c/o Trammell Crow of Denver, 7535 E. Hampden <br />Avenue, Suite 650, Denver, CO 80231. <br />LOCATION: Lot 2, Coal Creek Business Park, a 5.82 acre parcel within the recently <br />approved Coal Creek Business Park development on the south side of <br />Dillon Road, approximately 1,500 feet east of McCaslin Boulevard. <br />ZONING: CB - Commercial Business. <br />REQUEST: Approval of a floodplain development permit to allow construction of a <br />4,300 square foot portion of a parking lot within the 100-year floodplain. <br />BACKGROUND: <br />The subject property is within the recently approved Coal Creek Business Park. The development <br />is planned generally as a corporate office park with other support retail and restaurant services. <br />The property is adjacent to the Coal Creek. Public open space surrounds the property on the <br />north, south and east. On the east and south the open space is part of the Coal Creek Golf Course <br />property. The Board of Adjustment approved a floodplain development permit in November of <br />1997 to allow the removal of fill material to restore the historic grading within the 100-year <br />floodplain. One of the conditions of approval on that permit was that the applicant complete the <br />restoration work by March 31. The applicant has completed that work and a topographic survey <br />of the work has also been completed. An April 6 letter from Paul Weller (Johnston Engineering) <br />to John Anderson (SEM Architects) confirms that the works was completed as approved by the <br />Board of Adjustment. <br />STAFF SUMMARY AND COMMENTS: <br />Trammell Crow has applied for Final PUD approval to construct a two-story office building on <br />Lot 2, the property being considered here. That application is scheduled for a public hearing <br />before the Planning Commission on April 23. The floodplain development permit is being <br />requested to allow a small portion of the parking lot for that office building to encroach on the <br />100-year floodplain. <br />1 <br />
