Wood, P. O. Box 3468, Boulder, CO. <br />Location: 1341 Cannon Street (Please see attached map). <br />Zoning/Area: Industrial; 32,280.6 square feet. <br />Current Use: Former headquarter for Cybermedic, In c . Now <br /> partially leased to Sebring Headlines, remainder <br /> is vacant. <br />Utilities: Use of existing. <br />Comp Plan: Area is designated for Industrial use. <br />Applicant's Lease a portion of existing building for use as <br />Request: automotive repair shop. (Please see enclosed <br /> letter from applicant.) <br />Site Data: -Building size: 3,800 sq.ft. <br /> -Gross for lease: 2,394 sq.ft. <br /> -Parking provided: 18 spaces <br /> -Signage: Applicant will meet existing codes frrr <br /> signage. <br /> -Paving of Parking: Planning Commission recommends <br /> parking be improved by December 1, 1985. <br /> -Storage of vehicles: Applicant agrees to specify <br /> a location for storage of vehicles and auto <br /> parts. Said location shall be completely screened <br /> to the satisfaction of the City. Planning Com- <br /> mission recommends a screening fence between <br /> any cars to be left overnight and adjacent resident- <br /> ial area. <br /> -Staff requests a more specific screening criteria; <br /> staff recommends a minimum four (4') foot high <br /> wood fence, possibly 2 or 3 sides. <br />Staff <br />Recommendation: Address the two issues (paving of parking <br /> and screening) and approve the Special Review <br /> Use for Precision Automotive. <br />
