Economic Vitality Committee <br />Meeting Minutes <br />March 15, 2024 <br />Page 4 of 5 <br />Councilmember Bierman asked if it's possible to allow more land use <br />processes to go through the development process without requiring a <br />public hearing. Director Zuccaro responded that this could be an option <br />but cautioned that the public may be concerned about not getting a <br />chance to speak on certain proposals that would have previously gone to <br />City Council. <br />b. Development Updates: <br />Manager Zarate gave an overview on several key sites within Louisville. <br />Councilmember Bierman asked if the Shamrock location is a retail <br />grocery store. Manager Zarate responded that they sell restaurant goods <br />but they will be open to the public. <br />Public Comment from Councilmember Kern: Councilmember Kern asked <br />for more information regarding the interest around the former Lowe's <br />site. Manager Zarate confirmed that the zoning for the property has not <br />changed and that the success of BioDesix at the former Kohl's property <br />has generated interest from similar users. <br />Councilmember Kern also asked what would be the best use for the <br />property for generating revenue to the City. Manager Zarate responded <br />that the existing site is likely too large for most traditional retail users and <br />that the site would likely need to be broken up. Director Zuccaro added <br />that big box stores generate to most tax revenue to the City on a square <br />foot basis, but acknowledged that it may not be market feasible. <br />Chair Dickinson thanked staff for the updates. Councilmember Bierman <br />asked if the former Carrabba's site could be added to the updates. <br />Manager Zarate confirmed that she will continue to provide these <br />updates at future meetings. <br />c. Economic Reports: <br />Manager Zarate gave a quick summary of the Economic Reports <br />included in the packet. There were no comments. <br />d. Recent Articles: <br />No comments. <br />9.
