understandings. No supplement, modification, or amendment of this Lease shall <br />be binding unless executed in writing by all Parties. <br />23.8. Severability. Wherever possible, each provision of this Lease shall be interpreted <br />in such a manner as to be effective and valid under applicable law. If any <br />provision of this Lease shall be found invalid or unenforceable, this shall not <br />affect the validity of the remaining provisions of this Lease, and the remaining <br />provisions shall remain in full force and effect. <br />23.9. Liberal Interpretation. The provisions of this Lease shall be liberally construed as <br />a whole to effectuate the purpose of this Lease. <br />23.10. No Further Rights; No Third -Parry Rights. This Lease is intended to affect, <br />benefit or burden only the Parties to this Lease and no rights or obligations are <br />created for any third Parties by this Lease. <br />23.11. Counterparts. This Lease may be executed in multiple counterparts or by legible <br />facsimile copy, each of which shall constitute an original, but all of which, taken <br />together, shall constitute one and the same instrument. The facsimile transmission <br />of a signed copy of this Lease shall be considered valid and constitute a signed <br />original. Copies of this Lease may also be delivered among the Parties by <br />facsimile transmission or other electronic means, such as by means of internet <br />utilizing PDF format, and such transmitted copies displaying facsimile <br />duplications of the signature of a Party shall have the same force and effect as an <br />original, originally signed in ink by the Party, which has been personally <br />delivered to the recipient. <br />23.12. No Construction Against Drafter. This Lease was drafted by both Parties with <br />review and comment from each Party's attorney. Accordingly, the Parties agree <br />the legal doctrine of construction against the drafters will not be applied should <br />any dispute arise concerning this Agreement. <br />[SIGNATURE PAGE FOLLOWS] <br />Page 7 of 9 <br />
