Each commercial <br />corridor has its own unique identity and business make-up, creating diverse areas that <br />support residents and visitors. The Colorado Tech Center (CTC) is predominantly made <br />up of industry businesses in manufacturing, research and development, high-tech and <br />professional services. The CTC is the largest concentration of business and <br />employment in Louisville. South Boulder Road and McCaslin Boulevard have a wider <br />variety of business industries to include predominantly office and retail. These <br />commercial corridors benefit from more drive -by traffic and capture customers from <br />many neighboring communities. The McCaslin corridor also has the Centennial Valley <br />office park, adding more office and daytime users to the retail heavy corridor. Downtown <br />Louisville is home to predominantly retail users with an office mix. This is a historic <br />downtown and the center -point for the small town charm Louisville is known for. <br />Louisville has a strong mix of businesses across industry and size. <br />FISCAL IMPACT: <br />The City of Louisville and Boulder County depend on sales tax and property tax. The <br />City is a better place to live, work and play for residents and visitors and is in a better <br />financial position to provide municipal services when our businesses and commercial <br />corridors are functioning well. <br />RECOMMENDATION: <br />Review the information. <br />ATTACHMENT(S): <br />1.
