CITY OF LOUISVILLE <br />BOARD OF ADJUSTMENT <br />STAFF REPORT <br />November 17, 2010 <br />APPLICANT: <br />DAJ Design; Andy Johnson; 817 Pine Street, Louisville, CO 80027 <br />OWNER: <br /> Troy and Maureen Russ; 1324 Grant Ave., Louisville, CO 80027 <br />STAFF PLANNER: <br /> Gavin McMillan, AICP, Planner II <br />LOCATION: <br />1324 Grant Avenue; Lot 2, Block 7, Fischer Subdivision <br />ZONING: <br />Residential Low Density (R-L) under the Old Town Overlay District <br />REQUEST:Case #10-027-VA – <br />Approval of a variance from Section <br />17.16.030.C of the Louisville Municipal Code (LMC) to maintain the <br />current 4:12 roof pitch for a 65 square foot addition to an existing <br />home, where a 6:12 roof pitch is required. <br />BACKGROUND: <br />The applicant, Andy Johnson of DAJ Design, requests a variance to allow for a 65 square foot <br />addition to the home at 1324 Grant Avenue which would have a roof pitch less than the 6:12 pitch <br />required by the Old Town Overlay District Regulations. The subject property is Lot 2, Block 7 of <br />the Fischer Subdivision and currently contains a 1,150 square foot single family home according to <br />the Boulder County Assessor. All of the roofs on the existing home have a 4:12 roof pitch.
