To: Louisville Variance Board
From: David and Susan Clark
Date: July 29, 1993
Re: Variance Request
We feel that a variance modification is in order since the
residence is not in compliance with the updated zoning codes
because it was built in 1900. An addition that would comply with
the new codes, would be very obtrusive and unappealing
esthetically and practically.
With the addition, the size of the house and lot would be
consistent with the neighborhood.
Since the existing structure is located within the 7' easement
of the side lot line and within the 25' easement from the road, it
cannot be reasonably developed and still conform to code.
With the proposed additions we don't feel any unnecessary
hardship will be placed on any of the neighbors or the
neighborhood.
Since the design of the proposed addition is consistent with
the existing residence, we feel it will only enhance and increase
the property value of the neighborhood.
Since the existing residence is already at 36% of the lot
size, an increase of 4% is a very minimal loss of lot. An
upstairs addition affords the best utilization of available living
space.
hank you for yo time and consideration,
David and Susan Clark
637 Lincoln Ave.
Louisville, CO 80027
