subdivision regulations.
5. That the variance, if granted, will not alter the
essential character of the neiahborhood or district in
which the oronerty is located, nor substantially or
permanently impair the appropriate use or development of
adiacent property. The staff finds that this criterion is
met. The proposed addition will not alter the residen-
tial character of the neighborhood. The size of the
house after modification is not excessively large or out
of scale with the surrounding neighborhood.
6. That the variance, if granted, is the minimum variance
that will afford relief and is the least modification
possible of the provisions of Title 17 of the Louisville
Municipal Code which are in auestion. The staff finds
that this criterion is met. The existing side yard and
street side yard setbacks at ground level are maintained.
This request to expand the existing residence to provide
additional, more usable living space is reasonable.
STAFF RECOMMENDATION:
APPROVE the requested variances to allow a 0.8 foot side yard
setback where the requirement is seven (7) feet, a fourteen
(14) foot street side yard setback where the requirement is
twenty five (25) feet and 40% lot coverage where the require-
ment is 30% for construction of a two story addition to the
existing single family residence at 637 Lincoln Avenue.
