Wood, Planning Director <br />SUBJECT: Old Town - Zoning Review - August 23rd Meeting <br />DATE: August 22, 1994 <br />On July 26, 1994, the Planning Commission and Board of Adjustment discussed a number of <br />zoning issues related to the Old Town district. One of the major concerns expressed was that any <br />changes proposed did not result in any increase in the density allowed by the existing underlying <br />zoning. The discussion also indicated that the desire was to modify the requirements to make them <br />more flexible, but not necessarily to "throw out" the underlying requirements. These comments <br />indicate that a PUD overlay of the existing zoning would be the more appropriate approach rather <br />than creating a new zone district. <br />The PUD can be structured to provide detailed guidelines for flexibility in modifying bulk <br />requirements that take into consideration the existing conditions on the property. For instance, <br />the required minimum interior side yard setback may be reduced depending upon factors such as <br />the width of the existing lot, the setback of existing structures on the lot, and separation from <br />existing structures on the adjacent lot. <br />Staff will present suggested PUD standards, including alternatives, at the August 23rd Planning <br />Commission meeting. A graphic presentation has been prepared within a work session format. <br />The meeting has been advertised and posted as a public meeting, and will commence at 7:00 P.M. <br />
