3.How Restrictive Is An Easement? <br />An easement generally restricts development to the degree necessary to protect the <br />significant features of a property. Each easement is a unique document tailored to <br />the specific parcel of land and the needs of the landowner. <br />HISTORICAL BACKGROUND: <br />Information from Historian Bridget Bacon <br />This property is part of the Original Louisville subdivision, which was filed in 1878. The <br />structure was built in 1900 -1908. <br />1908 to 1918 – Otto and Janie Beveridge Todd; Isis Theater <br />The property was purchased by Otto and Janie Todd in 1908. The original use of the <br />building could have been as a billiards hall, but it is at this time the building started to be <br />used as a moving picture theater, called the “Isis Theater”. <br />1918 to 1927 – Walter Dugan and James Carper; Rex Theater <br />Walter Dugan purchased the property in 1918. By 1920 the property began to be <br />operated as the Rex Theater. From 1920 to 1927 the building was owned by James <br />Carper. <br />1927 to 1977- Santino and Mary Zarini-Biella; Carmen and Ann Romano; Daryl and <br />Beth Decker <br />In 1927, Santino Biella purchased this property and continued the operation of the Rex <br />Theatre with hiswife, Mary Zarini Biella. They owned and operated it until 1945. <br />Carmen and Ann Romano owned the Rex until 1972. The Decker’s were the last <br />owners of the building while it was still being called the “Rex Theater”. <br />1977 to 2008 – Ted and Carolyn Manzanares <br />Senor T’s Mexican Restaurant was opened on this site in 1978 and operated until 2008, <br />when the current owner purchased the building. <br />3 <br />
