The Final Plat complies with all design standards in the LMC Ch. 16.16, except as noted <br />in the table below. The applicant has requested modifications to the subdivision design <br />standards which are detailed further below. <br />Final Planned Unit Development (PUD) <br />The Final PUD proposes a mix of 15 single-family detached units and 21 townhome <br />units, totaling 36 residential dwelling units on site. All units are located on individual lots <br />which will allow for the fee simple sale of the properties. The single-family homes are <br />located on the south and north sides of the property with the townhome units in the <br />center. All dwelling units are designed to include fenced -in private yard space and two - <br />car garages, while an additional 24 visitor parking spaces are included within the site. A <br />6-foot cedar privacy fence is proposed on the north side of the site and will visually <br />buffer the property from the commercial development to the north at Pine Street Plaza. <br />A 26-foot wide looped drive aisle (Lombardi Circle) provides access to all units and <br />connects to East Street in two locations, while a 23-foot alley bisects the site providing <br />additional access to 12, alley -loaded townhome garages. <br />A 5,223 square -foot common open space area is provided on Outlot B which is <br />designed to accommodate the main entrance of 14 townhomes on site. The area will be <br />landscaped with low-water shrubs and drought tolerant fescue sod and is further <br />improved by pedestrian connections to the dwelling units with seating areas. <br />A 5-foot wide sidewalk is proposed along both sides of Lombardi Circle, adjacent to the <br />proposed townhomes, providing a direct pedestrian connection to the detached <br />sidewalk on East Street and the open common open space on site. <br />Landscaping includes low-water shrubs, grasses, perennials, and trees in common <br />areas and in the unfenced front yards of the residential units. A variety of trees and rock <br />mulch are included in private yard spaces.
