PROUTY <br />LOCATION: 720, 725-736 FRONT .:.:..... <br />ZONING: CC - COMMERCIAL <br />APPLICANT'S REQUEST: <br />The applicant is requesting approval of a Final Development Plan <br />for the purpose of commenc...g commercial redevelopment of his <br />property. <br />BACKGROUND: <br />The 13,823 square foot parcel is currently occupied by 2 <br />dilapidated wooden structures (726-736) and a 1 story concrete <br />building (720). To the north of the subject property is the Old <br />Louisville Inn with Spruce Street beyond. To the rear of the <br />building (east) is an alley and the Colorado and Southern <br />Railroad right of way. A vacant parcel to the south separates <br />the property from a nonconforming residential duplex. To the <br />west is Front Street which accommodates approximately 8 on street <br />parking spaces along property frontage. <br />The applicant intends to raze the existing wooden .structures and <br />bui.d a new, multi unit commercial, 2 story 25 foot high strut <br />tune. The existing concrete building (13 feet high) will be <br />upgraded with a new roof, facade, windows and mechanical systems. <br />Th.? redevelopment has been designed to promote a compatible <br />architectural relationship with both surrounding structures and <br />more recent redevelopments within the Louisville Business Dis- <br />"':-.e applicant has indicated that he will provide street trees in <br />planters on Front Street similar to what exists in front of the <br />Fisher building on Spruce Street. In addition to on street <br />parking three city parking lots in close proximity will provide <br />:ff street larking. Trash service and a loading area will be <br />l:cated in the rear of the building. <br />STAFF COMMENTS/CCND:T:oNS: <br />Staff comments and revisions have been addressed in the revised <br />Fi:.al Development ?Ian dated January 5, 1990. <br />
