SUMMARY: <br />The applicant, Erik Hartronft, is requesting approval of a Minor Subdivision to adjust lot <br />lines for the three lots on the property located at 824 Lee Avenue that currently have <br />one single family home. The proposed lots, if approved, will be the sites of a total of <br />three future single-family homes. <br />BACKGROUND: <br />The subject property is 12,063 square feet and located on Lee Avenue, adjacent to <br />Miners Field. The property is zoned Residential Medium Density (R-M) and is subject to <br />the Old Town Overlay (OTO) zoning and design standards. The R-M zone district has a <br />minimum lot area of 3,500 square feet per dwelling unit, so the existing property is <br />already large enough for up to three dwelling units. Adjacent zoning is R-M on all sides. <br />The subject property includes Lots 1-3 of the East Louisville Subdivision that was <br />platted in 1906. Alley access is from Lee Avenue and Park Street. It is in the Miners <br />Field neighborhood, which has 26 residential lots consisting of primarily single-family <br />homes with two multi -family dwellings along Spruce Street.
