Phare stated that, while that might be the case today, a major building addition would <br />increase activity on that comer. He asked Hartronft for the number of employees that the <br />building could accommodate. <br /> <br />Hartronft replied approximately 100-150 employees. <br /> <br />Phare replied that once this building is occupied, all the parking spaces would be full. <br />Davidson replied that he thought Walnut Street was much wider than a typical street. <br />Phare replied that Walnut Street is approximately 40-42 feet wide. <br /> <br />Keany replied that South Street is much wider. <br /> <br />Phare agreed and stated that South Street is approximately 50-55 feet wide. <br /> <br />Davidson stated that he was referring to the use of angled parking, as head-in parking <br />would be difficult to back out of. He asked Phare if Walnut Street was wide enough for <br />angle-in parking. <br /> <br />Phare replied, no. He explained that the street would require modification, specifically, <br />moving the curb north approximately 5-10 feet and increasing the street width. <br /> <br />Davidson asked if, from a safety point-of-view, angled parking would work if the street <br />width were increased. <br /> <br />Phare replied, no. If you convert Walnut Street into a parking lot, yes, however, if you <br />want it to remain a street angled parking will not work. <br /> <br />Davidson cited the City of Fort Collins as an example of a downtown area with angled <br />parking in a busy area. <br /> <br />Phare replied that the fact that Fort Collins has it downtown does not mean that it <br />functions safely. <br /> <br />Hartronft stated that Arlin Lehman agreed to pay for the necessary modifications to <br />Walnut Street for angled parking. <br /> <br />Davidson replied that he was just going to ask where the monies to modify Walnut Street <br />would come from. He stated that, if Council passes a parking ordinance requiring 2.5 <br />spaces per 1,000 sf, this building would require fifty-eight spaces. He questioned where <br />those parking spaces would be, as the current proposal only shows ten spaces. <br /> <br />Hartronft replied that if it became a requirement of the PUD, the applicant would provide <br />parking lots. <br /> <br />20 <br /> <br /> <br />
