adopted in the future. Mayer stated that, in lieu of approving a second PUD for parking, <br />Council specify that the parking meet certain standards. He did not want to see fifty-eight <br />compact car parking spaces. <br /> <br />Davidson suggested that Council approve the project subject to the conditions for off-site <br />parking in the Downtown Louisville Framework Plan. <br /> <br />Mayer agreed. <br /> <br />Keany asked Hartronft for the net gain to the 900 block of Front Street if it is converted <br />to parking. <br /> <br />Hartronft was unsure of the number, and stated that he would have to review his <br />paperwork. <br /> <br />Keany asked for a cost estimate to convert to parking. <br /> <br />Hartronft replied that the idea did not appear to be received well by City staff; therefore, <br />it was not pursued. <br /> <br />Keany asked Phare for an estimate to convert the 900 block of Front to parking and <br />installing a right turn onto Walnut Street. <br /> <br />Phare replied it would cost approximately $75,000 - $100,000. He stated that one way or <br />another, the City will need to invest in it as a street or convert it into a parking lot. <br /> <br />Hartronft replied that the approximate net gain would be around 30 parking spaces. <br /> <br />Keany asked Lehman if Council gave him partial credit for converting this area into <br />parking would he be willing to consider doing that as part of his improvements. <br /> <br />Lehman replied that the off-the-cuff estimate for what it would cost to do that on Front <br />Street is totally within the perimeters that he would be willing to fund. He stated that this <br />would be the ideal time to take advantage of this area. <br /> <br />Keany stated that he believes Lehman owns other properties along there that may tie into <br />the same parking lot if improvements were made in that area. He proposed that staff and <br />Lehman sit down and evaluate whether there is a way to make a private/public <br />partnership here to use public property but private funds to convert Front Street into <br />additional parking that benefits both downtown and the applicant as part of this proposal. <br />He felt there is some merit in doing a joint partnership that doesn't cost the City any <br />money, only land that is now used as a street. He did not want to make this a condition of <br />approval, only a proposal for staff and Lehman to consider. <br /> <br />Davidson stated that while he would support such a venture, there would be a need to <br />resolve this with the two other properties that front Front Street. <br /> <br />22 <br /> <br /> <br />
