Hartronft felt that all the Planning Commission conditions of approval have been met. He <br />questioned the need for staff to review the head gate detail for sight distance <br />requirements. He explained that in downtown Louisville you can build buildings to the <br />property line and they certainly do not have any sight distance. He felt the small <br />landscape element set back from the property line would have a lot less impact on sight <br />distance than a building built to the property line. He was then available to answer any <br />questions. <br /> <br />Davidson called for Council comments and questions. <br /> <br />Sisk commended Love and Hartronft for building a two-story building in downtown <br />Louisville that does not go from lot line to lot line. He expressed support for the project. <br />He asked Love if her preference is for Council to require a ratio of 2.5 parking spaces per <br />1,000 sf, as they did for the previous project. <br /> <br />Love agreed. <br /> <br />Mayer agreed with Sisk. He recommended that Love reevaluate the pedestrian traffic <br />levels after the building at 901-909 Front Street is constructed. He asked Love for the <br />status on the removal of her property from the floodplain and questioned if this would <br />have any impact on when her project could begin. <br /> <br />Love replied that if all goes well with FEMA, she expects that a permit will take less than <br />four months. <br /> <br />Davidson agreed with Sisk and Mayer. <br /> <br />Sisk moved that Council approve Resolution No. 14, Series 1999 - A Resolution <br />Approving A Final PUD Development Plan for an Expansion to an Existing Office <br />Building at 841 Front Street, with the following amendments: <br /> <br />The head gate detail shall be reviewed and approved by staff prior to the <br />issuance of building permits for sight distance requirements. <br /> <br />o <br /> <br />The applicant shall submit a color board as part of the record at the <br />Commission hearing which reflects the actual color samples of the <br />building and awning. <br /> <br />o <br /> <br />The applicant shall request and receive Council approval of a license <br />agreement for the proposed building awnings along Walnut Street prior to <br />installation. <br /> <br />The Final PUD shall be revised to reflect that twenty-nine feet is the <br />maximum allowable building height. <br /> <br />31¸ <br /> <br /> <br />
