RESOLUTION NO. 58 <br />SERIES 2024 <br />A RESOLUTION APPROVING A PLANNED UNIT DEVELOPMENT TO ALLOW <br />CONSTRUCTION OF A 32,367 SF SMALL STORAGE BUILDING LOCATED AT 745 <br />SOUTH PIERCE AVENUE. <br />WHEREAS, there has been submitted to the Louisville Planning Commission an <br />application for a final planned unit development to allow construction of a 32,367 sf <br />industrial building located at 745 S Pierce Avenue; Lot 2, Block 1, Colorado Technological <br />Center Filing 1; and <br />WHEREAS, City staff have reviewed the information submitted and found that, <br />with the two requested waivers, the application complies with the Louisville zoning <br />regulations and other applicable sections of the Louisville Municipal Code; and <br />WHEREAS, after a duly noticed public hearing on June 13, 2024, where evidence <br />and testimony were entered into the record, including the findings in the Louisville <br />Planning Commission staff report dated June 13, 2024, the Planning Commission <br />recommended approval of the planned unit development; and <br />WHEREAS, the City Council has considered the application at a duly noticed <br />public hearing on November 19, 2024, where evidence and testimony were entered into <br />the record, including the findings in the Louisville City Council staff report dated November <br />19, 2024. <br />NOW THEREFORE, BE IT RESOLVED that the City Council of the City of <br />Louisville, Colorado does hereby approve a planned unit development to allow <br />construction of a 32,367-sf small storage building located at 745 South Pierce Avenue. <br />PASSED AND ADOPTED this 19th day of November 2024. <br />Attest: <br />Genny Kline, Interim City Clerk <br />By: <br />Christopher M.
