Economic Vitality Committee <br />Meeting Minutes <br />October 2, 2024 <br />Page 2 of 5 <br />Manager Zarate added that the November Business Beat will be for <br />Professional Services businesses, and the December Business Beat will be for <br />South Boulder Road businesses. <br />7. Development Updates Discussion: <br />Manager Zarate gave development updates on several notable properties in <br />Louisville. <br />Chair Dickinson asked whether the interest in the former Wildwood Guitars <br />property at 800 Main Street was for lease or purchase. Manager Zarate <br />responded that there have been talks around redeveloping the property, which <br />could ultimately include a partnership or potential purchase. <br />Chair Dickinson asked whether there has been conversation with the owner of <br />the former Waterloo at 809 Main Street being the financial backer for the cost of <br />the required tenant improvements to activate the space. Chair Dickinson noted <br />that the landowner of his property did this, lending the tenant the money to <br />complete the tenant improvements and then adding the cost back into the <br />lease. <br />Councilmember Fahey asked whether there was an issue with the previous <br />contractor/construction company. Manager Zarate responded that she had not <br />heard that, but noted that it is not uncommon for properties to switch <br />contractors in the middle of projects. <br />Councilmember Fahey asked whether the building could be landmarked, <br />allowing the building to receive Historic Preservation funding. Manager Zarate <br />confirmed that the property has been landmarked and has previously received <br />Historic Preservation funding for exterior improvements. <br />Councilmember Fahey asked whether the Birdie Bar at 947 Pine Street will <br />include adequate fencing to prevent golf balls from rolling into the street and <br />hitting vehicles. Manager Zarate confirmed that fencing and curbs are <br />addressed in the site plan. <br />Chair Dickinson asked for clarification on Birdie Bar's Planning Commission <br />date. Manager Zarate responded that there was a mix-up on the hearing notice, <br />and confirmed that it will be going to Planning Commission in October. <br />Public Comment from Mike Kranzdorf: Mr. Kranzdorf asked whether Ironton is <br />in an Opportunity Zone and/or Enterprise Zone and whether they might be able <br />to take advantage of any of those programs. Manager Zarate responded that <br />she was not sure but will confirm whether the property is in either of those <br />zones. She also added that there are quite a few rebates available to <br />businesses located in either an Opportunity Zone or an Enterprise Zone. She <br />
