LCity,/ <br />Louisville <br />COLORADO • SINCE 1878 <br />LOUISVILLE REVITALIZATION <br />COMMISSION <br />SUBJECT: FACADE IMPROVEMENT PROGRAM AGREEMENT: 1314 MAIN <br />STREET <br />DATE: DECEMBER 11, 2024 <br />PRESENTED BY: VANESSA ZARATE, CECD, ECONOMIC VITALITY MANAGER <br />SUMMARY: <br />Staff received a Fagade Improvement Program application for 1314 Main Street in <br />August 2024. The property is within the Highway 42 Urban Renewal Area and is eligible <br />to participate in the LRC's programs. Staff presented the application request to the LRC <br />at the November 2024 meeting. <br />The building was originally built in 2001, and the current property owners purchased the <br />property in 2023. The new property owners are also tenants in the building and are <br />leasing space to other businesses as well. The owner and applicant run a lawn firm, <br />Wilson Williams Fellman Dittman. There are additional tenants in the building such as <br />Jennifer Paris State Farm, Paul Solari LPC and other service providers. The applicant <br />wants to modernize and beautify the building, incorporating steel details, contemporary <br />signage, native landscaping and dark modern siding. In addition, they hope to install <br />permanent architectural and landscape features to encourage people to spend more <br />time outdoors on the property. <br />Since purchasing the property in August 2023, the applicant has invested over <br />$340,000 making interior and exterior improvements. Improvements already made <br />include a remodel of the main floor, striped and repaved parking lot, updated <br />bathrooms, interior signage and building directory, interior painting, new flooring, new <br />lighting, energy efficiency upgrades, furnace replacement, landscaping maintenance <br />and other upgrades interior to the building. <br />The LRC directed staff to move forward with an agreement, not to exceed $80,000 to <br />include door replacement, window replacement, painting and public landscaping. The <br />agreement is attached to this staff report. <br />RECOMMENDATION: <br />Staff recommends approval of the Fagade Improvement Program agreement for 1314 <br />Main Street. <br />ATTACHMENT(S): <br />1. 1314 Main Program Agreement <br />
