DAA JDESIGN <br />ARCHITECTURE+INTERIORS <br />GRADING <br />Description: <br />Overall, the site slopes downwards from the west to the east with the alley being lower than McKinley Avenue <br />and the north side of the property being slightly higher than the south side of the property. Drainage around the <br />building footprint is minimal and, in most areas, appears to slightly drain away from the building foundation. In <br />the northeast corner of the house, where the dining addition meets the original house, the grade slopes towards <br />the foundation. The top of grade relative to the top of foundation varies and is at the lowest in the northwest <br />corner at only a few inches and highest in the southeast corner at roughly two feet above grade. <br />Relatively flat site with the top of foundation well above grade on the eastern parts of the house. <br />Condition Evaluation: <br />The overall site grading is in fair condition and no signs of damage caused by poor or negative drainage were <br />observed. However, the grading in the northeast corner of the house is in poor condition as it slopes towards <br />the house foundation. The foundation of the house sits above grade around the entire perimeter. Ideally, the <br />grading around the house should be a minimum of 6 inches below the top of the foundation and slope away <br />from the foundation for at least the first 5 feet. Due to the nature of the lot, it is unrealistic that these <br />requirements may be achieved at all locations. <br />Recommendations: <br />1. Continue to monitor the drainage around the perimeter of the house. The perimeter should be <br />observed after snow and significant rain events to assess for any areas of pooling water. <br />2.
