DA - DESIGN
ARCH ITECTURE+INTERIORS
816 McKinley
The County puts the date of construction for 816 McKinley as 1910.
Property records show that Maggie Thompson, the widow of John Thompson, sold Lots 17 and 18 in 1938 to
Henry and Mary Vandestraten. They, in turn, sold the property to Frank and Elizabeth Adkins in 1939.
Meanwhile, Maggie Thompson continued to own and occupy 301 Spruce.
The longtime owners of this house were Frank Adkins (1897-1992) and Elizabeth Bunch Adkins (1897-1988).
According to their obituaries in the Louisville Times newspaper, they came to Louisville from Illinois in 1932.
Frank Adkins was a coal miner. Property records indicate that they owned this house from 1939 to 1989.
r 2.1 ARCHITECTURAL SIGNIFICANCE & CONSTRUCTION HISTORY
The residential property at 816 McKinley Avenue was constructed around 1910 and is a typical early-1900's
wood frame vernacular house of the Louisville area. In 2023 the structure appears to retain the original wooden
Dutch Lap siding. At some point after 1948, the original front porch was enclosed. Despite the front facade
alteration, the main view of the house from McKinley Avenue retains the original form with nearly original
fenestrations, as shown in the 1948 Boulder County assessor's card image.
The primary facade faces west to McKinley Avenue and the original form of the house is apparent when viewed
along McKinley Avenue. The overall mass of the house has increased to the east, but due to the one-story
nature of the additions, the alterations are not easily detected from the primary street facade.
816 McKinley Avenue has the potential to be restored to a high degree of architectural integrity when compared
to historic photos dated 1948. Overall, the home is well maintained but has a few items that require
prioritization, as outlined in the analysis of this report.
816 McKinley Avenue is listed on the Local Register as the Adkins House.
Primary Chanaes Occurrina Over Time:
•
Original house (RED):
ca. 1910
•
Southwest porch (YELLOW):
ca. 1910
Enclosed:
between 1948 & 1995
•
Southeast porch (GREEN):
pre-1948
• Enclosed:
between 1948 & 1995
•
Dining Room Addition (BLUE):
between 1948 & 1995
•
Bay Window (ORANGE):
Unknown, not original
•
Mudroom and Shower Addition (PURPLE):
1995
•
East Deck:
1995
•
New asphalt roof
2019
Outbuildings:
•
Garage:
Unknown; pre-1948
•
Large Shed:
Unknown; pre-1948
•
Small Shed:
Unknown
816 WKINLEY AVE, PAGE - 8
