916 Main Street Historic Structure Assessment <br />Hartronft Associates, pc October 10, 2023 <br />1.0 INTRODUCTION <br />1.1 RESEARCH BACKGROUND / PROJECT PARTICIPANTS <br />1.1.1 PROJECT BACKGROUND <br />Hartronft Associates P.C. — Architects- (HAPC), and Ascent Group Inc, — Structural Engineers, - <br />(AG) conducted a Historical Structural Assessment (HSA) at 916 Main Street, Louisville, Colorado, <br />to determine the condition of the existing structure. HAPC and AG examined the property on the <br />afternoon of May 23, 2023. The weather was clear and mild. All portions of the building were <br />accessible. <br />The structure is a commercial property. <br />The letter from the Louisville Planning Department dated April 25, 2023; Referencing Permit & <br />Probable Cause -Structure at 916 Main Street contains the quote:"LMC Section 15.36.050, the HPC <br />voted to find Probable Cause and approved a grant not to exceed $9,000 to reimburse the costs of <br />a historic structure assessment." <br />Although a determination has not been made by the HPC regarding landmark status, we believe <br />that 916 Main Street could be restored or rehabilitated as a relevant property. The building has <br />been maintained but will require some attention for future long-term use & serviceability. For all <br />structural components, regular maintenance and monitoring of existing conditions should occur. Any <br />changes in the condition of the structure or structural elements (Cracks, shifting, doors sticking) <br />should be noted and investigated. Any future construction work shall include the opportunity to <br />reinforce the existing structure to meet current design codes.
