DAA JDESIGN
ARCH ITECTURE+INTER IORS
3.0 STRUCTURE CONDITION ASSESSMENT
3.1 SITE
ASSOCIATED LANDSCAPE FEATURES
Description:
921 Main is set on a typical lot in downtown Louisville that is approximately 50 feet wide by 150 feet deep,
running lengthwise in the east -west direction and totaling approximately 7,512 sf. The property is bordered on
v the east by Main Street, on the north by a commercial property, on the south by a residential property, and on
the west by a paved alley. The property sits towards the north end of the downtown Louisville Main Street
_ commercial corridor.
Less than 20% of the site is covered by the building footprint and attached deck. The building is set back over
30 feet from the east property line, 10 feet from the north property line, and 15 feet from the south property line
There are concrete walking paths to Main Street and the alley, flagstone paver walkways and patios, a raised
covered deck in the southwest corner of the property and a raised gravel patio in the northwest corner. The
remainder of the property is mostly covered in sod with areas of wood and gravel mulch throughout.
Additionally, there is a stone retaining wall and business sign adjacent to the east side pedestrian walkway.
There are several small plants and shrubs along the property lines but there is no planting around the perimeter
of the building. Several mature trees are scattered throughout the property. One of the trees in front of the Main
Street fagade is a Japanese lilac that is visible in photographs from the 1940's.
Wood privacy fences enclose the western half of the property along the north, west, and south property lines.
Building records indicate that fences were replaced in 1976 and in 2020.
$ P TNw ./I t/x' .LUNm.+ i.v.
' u xMts r v.°' BA99 0( BEARINGS 1lB9'4R'Sl'E [58.89' (AN)
lrnlc.tJ
_ S89'4Y3TW 14B.6H' (G)
I
_ -
ws ° I.iuxs[ rs [
e
t Ir
o s
.R
.
I
s5 e00Rc55 Rx[ uriINxN51. fro[3[°1
I .
n.Qu
I
C ompanyLTlu=k
Bm Palkng
i
  eiwnsss
 F
a
-m.r
[WxR H [[a.[ vl.lulNuu
NSG'GD'E 1505' (AM)
nw1.R tIBYW r[S aws'i ncr rrnc[ 1[[[ xorz gel [m' (Pl
r[rN [ , Flom p [®MAN/ la .W+NW uv bBkcD RS meµ'
-sfiE apau.ar F1[vm<
M
Survey of the property in 2020.
