REVIEW CRITERIA: <br />The Board of Adjustment has authority to grant or deny a variance request based on the <br />review criteria found in Municipal Code Sections 17.48.11O.B.1-6. The following are staff's <br />analysis of the criteria with recommended findings on each. <br />1. That there are unique physical circumstances or conditions such as irregularity, <br />narrowness or shallowness of lot, or exceptional topographical or other physical <br />conditions peculiar to the affected property. <br />Staff find the subject lot is 30 ft. narrower than the 100-foot minimum lot width requirement <br />and 2,456 sq. ft. smaller than the 12,000 sq. ft. minimum lot area requirement, resulting in <br />a unique physical condition of the property. In addition, the southern part of the property <br />contains two 10-foot-wide utility easements that run across the rear lot line, resulting in a <br />smaller building envelope. The existing floor plan was also designed in a way that limits <br />the ability to construct an addition directly on the back of the house. Staff finds the <br />proposal meets this criterion. <br />Figure 4.
