REVIEW CRITERIA:
The Board of Adjustment has authority to grant or deny a variance request based on the
review criteria found in Municipal Code Sections 17.48.11O.B.1-6. The following are staff's
analysis of the criteria with recommended findings on each.
1. That there are unique physical circumstances or conditions such as irregularity,
narrowness or shallowness of lot, or exceptional topographical or other physical
conditions peculiar to the affected property.
Staff find the subject lot is 30 ft. narrower than the 100-foot minimum lot width requirement
and 2,456 sq. ft. smaller than the 12,000 sq. ft. minimum lot area requirement, resulting in
a unique physical condition of the property. In addition, the southern part of the property
contains two 10-foot-wide utility easements that run across the rear lot line, resulting in a
smaller building envelope. The existing floor plan was also designed in a way that limits
the ability to construct an addition directly on the back of the house. Staff finds the
proposal meets this criterion.
Figure 4.
