RESOLUTION NO. 25 <br /> SERIES 1998 <br /> <br /> A RESOLUTION APPROVING <br /> A FINAL PUD DEVELOPMENT PLAN <br />FOR LOT 2, COAL CREEK BUSINESS PARK <br /> <br /> WHEREAS, there has been submitted to the Louisville City Council, a request for <br />approval of a Final PUD Development Plan for Lot 2, Coal Creek Business Park; and <br /> <br /> WI:IE~, all materials related to the Final PUD Development Plan have been reviewed <br />by City Staff and the Planning Commission and found, with conditions, to be in compliance with <br />the Louisville zoning ordinances, subdivision regulations, related policies, and previous approvals; <br />and <br /> <br /> WHEREAS, after a properly advertised public hearing concerning said Final PUD <br />Development Plan, the Planning Commission recommended approval to the City Council, with <br />conditions; and <br /> <br /> WHEREAS, the applicant has revised their application in response to Planning <br />Commission recommended conditions and City Council finds that said Final PUD Development <br />Plan should be approved, with the following conditions: <br /> <br />That the pedestrian connection to the Coal Creek Trail that is proposed along the east side <br />of the site is extended all the way to the trail by the property owner/developer, and that the <br />commitment to extend such connection is formallized by an instrument acceptable to the <br />City Attorney; <br /> <br />2. That wall mounted exterior lighting is downcast only; <br /> <br />That the landscape plan is modified to incorporate xeriscape principles, including the use <br />of boulders in the areas proposed fOr rock mulch adjacent to the building; and <br /> <br />That wall signage is approved per the sign criteria submitted to City Council at the <br />meeting, with those notes to be .incorporated onto the PUD; and <br /> <br />That in the southwest corner of the site, adjacent to CDOT right of way at the Coal Creek <br />underpass, the applicant meets the intent of the 40-foot parking setback requirement by <br />either providing 10 additional feet of landscaping in the right of way through an agreement <br />with CDOT or by reconfiguring the drive aisles to add lO feet of landscaping on site. <br /> <br /> NOW, THEREFORE, BE IT RESOLVED that the City Council of the City of <br />Louisville, Colorado does hereby approve a Final PUD Development Plan for Lot 2, Coal Creek <br />Business Park. <br /> <br /> <br />
