RESOLUTION NO. 24 <br />SER1F~S 1998 <br /> <br /> A RESOLUTION APPROVING <br /> A FINAL PUD DEVELOPMENT PLAN <br />FOR LOT 5, COAL CREEK BUSINESS PARK <br /> <br /> WHEREAS, there has been submitted to the Louisville City Council, a request for <br />approval of a Final PUD Development Plan for Lot 5, Coal Creek Business Park; and <br /> <br /> WIIEREAS, all materials related to the Final PUD Development Plan have been reviewed <br />by City Staff and the Planning Commission and found, with conditions, to be in compliance with <br />the Louisville zoning ordinances, subdivision regulations, related policies, and previous approvals; <br />and <br /> <br /> WHEREAS, after a properly advertised public hearing concerning said Final PUD <br />Development Plan, the Planning Commission recommended approval to the City Council, with <br />conditions; and <br /> <br /> WHEREAS, the applicant has revised their application in response to Planning <br />Commission recommended conditions and City Council finds that said Final PUD Development <br />Plan should be approved, with the following conditions: <br /> <br />That an additional park bench is provided in the landscaped area in the center of the west <br />parking lot; <br /> <br />o <br /> <br />That the landscaped island to the immediate West of the western site entrance is widened <br />by nine feet (this is shown correctly on the landscape plan but needs to be revised on the <br />site plan); <br /> <br />3. That all wall-mounted lighting is downcast only; <br /> <br />That the landscape plan incorporate xeriscape principles, including the use of boulders in <br />the areas proposed for rock mulch adjacent to the building; <br /> <br />o <br /> <br />That wall signage is approved per the sign criteria submitted to City Council at the <br />meeting, with those notes to be incorporated onto the PUD; <br /> <br />That the applicant provides berming and landscape plantings to fully screen the parking <br />lot from Dillon Road; <br /> <br />7. <br /> <br />That the landscaped area between the parking lot and Dillon Road is expanded into Parcel <br />S-3 a minimum of 12 to 15 feet, and that said landscape area incorporate significant <br />materials to screen views of the parking lot, and that such landscaping is to be perpetually <br />maintained by the property owner/developer; <br /> <br /> <br />
