RESOLUTION NO. 11 <br />SERIES 1998 <br /> <br /> A RESOLUTION APPROVING <br /> AN AMENDED FINAL PLAT AND <br />AMENDED FINAL PUD DEVELOPMENT PLAN <br />FOR LOT TWO, CENTURY RETAIL CENTER <br /> <br /> WHEREAS, there has been submitted to the Louisville City Council by O'Connor <br />Development a request for approval of an Amended Final Plat and an Amended Final PUD <br />Development Plan for an approximate 38,558 square foot office building to replace the approved <br />retail building on Lot Two, Century Retail Center; and <br /> <br /> WHEREAS, all materials related to the Final Subdivision Plat and Final PUD <br />Development Plan have been reviewed by City Staff and the Planning Commission and found, <br />with conditions, to be in compliance with the Louisville zoning ordinances, subdivision <br />regulations, the CDDSG and related policies; and <br /> <br /> WHEREAS,after a properly advertised public hearing concerning said Final Subdivision <br />Plat and Final PUD Development Plan the Planning Commission recommended approval with <br />conditions to the City Council; and <br /> <br /> WHEREAS, the City Council finds that said Amended Final Subdivision Plat and <br />Amended Final PUD Development Plan for Lot 2, Century Retail Center should be approved, <br />with the following conditions: <br /> <br />That a shared parking agreement for the mutual benefit of both lots is drafted by the <br />applicant, subject to the City's review and approval, and recorded with Boulder County <br />prior to the recording of the Final PUD and Final Plat; <br /> <br />That the applicant pays the required open space dedication fee prior to recordation of the <br />subdivision plat; <br /> <br />o <br /> <br />That Phase One improvements include landscaping in the front detention pond (50 feet <br />back from the McCaslin right of way), and landscaping in the boulevard median at the <br />entry and along both sides of the first 150feet of the entry drive; <br /> <br />That all shrub beds utilize organic mulch, other than allowing rock mulch immediately <br />adjacent to building foundations as may be required based on soils information; <br /> <br />That the monument building identification sign is modified to be located in a landscaped <br />area that conceals ground mounted spot lighting, to be limited to a maximum height of six <br />feet, and to identify a consistent type of lettering or panel on the PUD; <br /> <br /> <br />
