9. The grading and/or trail alignment east of Hecla Lake appears to be incorrect. The existing trail <br />needs to be surveyed for accuracy. <br />10. Since Hecla Lake Open Space has been identified as a potential bird sanctuary, additional <br />trees, shrubs and aquatic sedges should be indicated for the Open Space in the Master <br />Landscape Plan. All species shall be native in the Open Space and all seed mixes and <br />species should be specified to enhance the natural bird habitat. <br />11. The City park should have bluegrass and open space areas should have native seeding. <br />Currently, the Master Landscape Plan has an indication for Enhanced Natural Turf which is not <br />relevant to the City properties. <br />12. Irrigation on City -owned properties will need to meet City standards and be operable with <br />Parks & Recreation's centralized irrigation system (this system requires a Sentinol controller). <br />There will need to be separations in the system for bluegrass vs. native seeding areas as well <br />as right-of-ways and HOA maintained areas. <br />13. Revisions to the Landscape Legend: <br />a. Street trees and open space trees are not the same list. Separate the two and provide <br />a list of native trees for the open space areas. <br />b. Eliminate Norway Maple and substitute with Elm Hybrid (Homestead, Frontier). <br />c. Eliminate White Ash and substitute with Marshall. <br />d. Eliminate Canada Red Chokecherry. <br />14. The dedication language on P-2 of the GDP states that "Development of the areas labeled <br />Public Land Dedication may be undertaken by the City of Louisville, or by the developer of the <br />surrounding property. Development responsibility shall be determined at time of subdivision. <br />Public trails to be installed by developer according to specifications determined at time of <br />subdivision P.U.D." However, there are no notes on the PUD indicating development <br />responsibility, nor are there any trail specifications. <br />15. A consultant needs to be hired by the City to review the Hecla Dam Improvements per the <br />Subdivision Agreement. Costs for review by the consultant will be passed on to the Developer. <br />16. Per the Subdivision Agreement, phase 1a, which includes all public improvements, needs to <br />be completed prior to implementation of phases 2-4. <br />17. It is unclear if landscaping is being provided by the Developer as part of the South Boulder <br />Road improvements. Indicate on the PUD the Developer's responsibility in regards to <br />landscaping within the portion of the South Boulder Road right-of-way that is being impacted <br />by this project. <br />• Page 2 <br />
