Planning Commission <br />Meeting Minutes <br />January 13, 2011 <br />Page 4 of 14 <br /> <br />Boulder Creek Life and Home is seeking senior friendly housing for the <br /> <br /> <br />site thus the request for the amendments. <br />Amendments to the PUD include the 4’ setback and 65% lot coverage <br /> <br /> <br />only on those lots which are 42’ wide or smaller. <br />The applicant and staff continue to work on the wording for Note #9 <br /> <br /> <br />regarding the 5’ drainage. <br />Staff recommends approval with the following condition: <br />1) The applicant shall continue to work with staff on the conditions stated <br />in the December 15 and December 20, 2010 memo’s provided by <br />Craig Duffin, Assistant City Engineer <br />Commission Questions of Staff: <br />Brauneis and McCartney discussed the setback and what if anything will <br />encroach into the setback. <br />Lipton and McCartney discussed there is no change to the density. <br />Applicant Presentation: <br />David Gregg, Boulder Creek Life and Home, provided an overview of the alley <br />loaded lots, and the lot coverage. He also showed examples of floor plans and <br />elevations for the senior friendly housing. He briefly discussed their green <br />building standards. <br />Commission Questions of Applicant: <br />Sheets discussed with Gregg the square footage of the proposed homes and <br />what will be used to keep the home ownership for seniors. <br />Gregg stated the homes range in size from 1,200 to 1,700 SF. He also stated <br />there is no restriction established to maintain ownerships by seniors only. <br />Brauneis asked for a description of the rear patio. <br />Gregg stated the back patio is adjacent to the back wall of the adjacent garage. <br />Brauneis asked for an explanation of the patio cover. <br />Gregg stated the cover will be small and next to the door. <br />Lipton asked how the patio accommodates proper drainage. <br />Gregg stated the patio will follow the grading of the lot for proper drainage. <br />Lipton asked if there would be any steps. <br />Gregg stated the front might have a step but the rear will not. <br />Loo asked who is responsible for the area outside the fences. <br />Gregg stated the homeowners association will maintain the property outside the <br />fence area. <br />Loo discussed with Gregg other options for the patio. <br /> <br />
