9.In the Landscape Legend on Sheet 6, the Master Landscape Plan, change Enhanced Native
Turf to Native Seed.
10.Under Landscape Requirements on Sheet 6, the Master Landscape Plan Irrigated Tree Lawn
is referred to under the landscape requirements for Hecla Drive, however all of the walks along
Hecla Drive appear to be attached so there is no Tree Lawn.
11.Note #3 on Sheet 6 states,TREES SHALL BE PLANTED NO CLOSER THAN 5’ FROM
BACK OF WALKS/CURBS, SHRUBS SHALL BE PLANTED NO CLOSER THAN 3’ FROM
BACK OF WALKS/CURBS. This note conflicts with the 6’ tree lawn proposed on Detail #11 on
Sheet 8. The Parks & Recreation Department recognizes the constraints with tree lawn width
and recommends keeping the 6’ tree lawns (minimum) and revising Note #3 so it is not
contradictory.
12.The public improvement phasing plan on Sheet 11 doesn’t mention any of the public
improvements on Open Space. See note #3 above for recommended improvements.
13.On the Public Lands & Private Common Open Area Summary on Sheet 3 of the PUD, it is
unclear where the 0.24 acres of Unencumbered Dedicated Public Land is derived from. This
needs to be more clear by listing specific outlots and associated acreages.
Page 3
