Planning Commission <br />Staff Report <br />January 26, 2012 <br />Side Setback <br />ExistingProposedMinimum Side Setback <br />15-feet 10.4-feet <br />1562 (Lot 17) <br />5-feet <br />1550 (Lot 18) 8-feet 13.2-feet <br />DRAINAGE <br />Staff requested the applicant provide an elevation exhibit to illustrate the drainage <br />conditions of the properties.According to the survey, the properties’ existing drainage <br />directs stormwater away from existing structures. The survey also indicates the site’s <br />grading works with the proposed property line adjustment and will not adversely affect <br />the adjoining structures. <br />EASEMENTS <br />The City reviewed utility drainage easements on the affected properties. The <br />Hillsborough West 1 Subdivision Plat provides a 5-foot utility easement along the side <br />parcel lines. The City requested the property owner provide a utility locate analysis to <br />ensure there are no utilities located along the affected property line. <br />4 <br />
