The owner is requesting approval of the proposed <br />PUD to accommodate the renovation and expansion of the existing structure for a new <br />restaurant/coffee shop as well as continuation of the existing retail/office uses. <br /> <br />In summary, the proposed PUD will provide for the addition of a large porch along the east sIde <br />of the existing building and a small extension of the existing porch to the north side of the <br />building as well as additional building area to the south and west. The porches are designed 1.0 <br />not encroach into the site distance for a right turn, south onto Main Street, any further than the <br />existing porch. The project will be accomplished in two (or more) phases. Generally, Phase I <br />construction will consist of renovation of the interior of the existing structure to create seating <br />area for approximately 50-60 people, a small kitchen, storage area, service bar, and accessible <br />public restrooms. It is desirable to construct the porch additions as part of Phase I construction <br />as well. If required, Phase I construction may also include an addition to the west to <br />accommodate the required functions. <br /> <br />Phase II construction would consist of additional building area and further modifications to thr <br />existing building to accommodate additional seating and support functions. Retail/office tena!lt <br />space may also be expanded or renovated at that time. Project development scheduling for <br />phase II has not yet been determined. However, it is anticipated that Phase I construction <br />would be accomplished early in 1995. <br /> <br />The renovation and expansion of this existing building is intended to harmonize with the <br />existing buildings of Louisville's historic downtown. The outdoor dining on porches and rear <br />patio is designed to enhance and take advantage of Louisville's unique atmosphere and the <br />pedestrian nature of downtown. <br /> <br />Please consider this Final Planned Unit Development Plan for the property at 641 Main Street in <br />Louisville.
