RESOLUTION N0.57 <br />SERIES 2007 <br />A RESOLUTION APPROVING A PRELIMINARY SUBDIVISION PLAT, AND A <br />PRELIMINARY PLANNED UNIT DEVELOPMENT (PUD) <br />FOR THE TAKODA VILLAGE SUBDIVISION <br />WHEREAS, there has been submitted to the Louisville City Council, a request for <br />approval of a Preliminary Subdivision Plat and a Preliminary Planned Unit Development (PUD) <br />Plan for the proposed Takoda Villal;e development on a 64-acre parcel of land located in <br />northeast Louisville; and <br />WHEREAS, all materials related to the amendment to the Preliminary Subdivision Plat <br />and a Preliminary Planned Unit Development (PUD) Plan have been reviewed by City Staff and <br />the Planning Commission and found, to be in compliance with the Louisville zoning and <br />subdivision regulations and other applicable sections of the Louisville Municipal Code; and <br />WHEREAS, after a duly noticed public hearings concerning said Preliminary <br />Subdivision Plat and a Preliminary :Planned Unit Development (PUD) Plan were held on <br />September 13, 2007 and on October 11, 2007, where evidence and testimony were entered into <br />the public record, including the staff reports dated September 13, 2007 and October 11, 2007, the <br />Planning Commission recommended approval to the City Council, with twelve (12) conditions. <br />WHEREAS, City Council leas reviewed the application, including the recommendation <br />of the Planning Commission and that the application should be approved, with twelve (12) <br />conditions. <br />1. The applicant shall revise the Tract and Outlot Tables on both the PUD Development <br />Plan and Subdivision Plat consistent with recommendations of the Public Works <br />Department as forwarded in their September 27, 2007 referral letter. The modifications <br />shall be incorporated prior to submittal of final documents. <br />2. The applicant shall revise the street cross sections on Pane19 of 17 of the PUD <br />Development Plan consistent with recommendations of the Public Works Department as <br />forwarded in their September 27, 2007 referral letter. The modifications shall be <br />incorporated prior to submittal of final documents. <br />3. The applicant shall incorporate a temporary cut-de-sac at the southerly terminus point of <br />Hecla Drive as reflected in the submittal of final documents. <br />4. The applicant shall continue; to work with CDOT to acquire approval for the access being <br />proposed on Parcel A to Highway 42. This access permit will be required as part of final <br />document submittal. <br />5. The applicant shall receive approval by the ditch company for the work being proposed <br />along the Davidson Highline Ditch. <br />
