Economic and Market Assessment City of Louisville, CO <br /> Introduction <br /> TischlerBise was retained by the City of Louisville to provide professional consulting services to conduct <br /> demographic, economic, and fiscal health analyses as part of the City's update of its comprehensive <br /> plan. The findings and conclusions in this analysis are the culmination of data collection, research, initial <br /> stakeholder input, and the consensus gained through a public planning charrette. <br /> The report comprises five sections. The first section, a Demographic Assessment, documents recent <br /> demographic trends in the context of peer geographies. The second section, a Regional Influence and <br /> Market Assessment, examines local and regional economic characteristics. Next, the Fiscal Health <br /> Assessment provides an overview of the City's revenues and expenses to document overall fiscal health. <br /> The Identification of Opportunities section analyzes the factors that will impact future development in <br /> Louisville, including land availability and the characteristics of individual real estate market sectors, <br /> including retail, office/industrial, and residential. The final section, an Implementation and Action <br /> Program, focuses on land use options based on market and fiscal analysis. <br /> 1 <br />
